Trusted SEATTLE REMODELING Contractor

Historic Home Renovation in Seattle

The old craftsman in Madrona. The Victorian on Capitol Hill. The Tudor on Queen Anne. The mid-century split-level off Beacon Hill. Seattle has more older homes with real architectural character than most American cities, and they are worth keeping. We renovate older Seattle homes for owners who love what the home already is and want to make it work for how they live now. Restoration, modernization, and adaptive reuse, all coordinated by one team that respects what makes the home worth renovating in the first place.

In-house design, structural engineering, City of Seattle permitting, and construction. Investigation-first approach for the surprises that older homes always carry. Period-appropriate craft for the elements worth preserving.

What $70K Can Create - West Seattle's New Dream Bathroom Remode

The Beauty and the Burden of an Older Seattle Home

Two things are true about every older Seattle home at the same time. The first is what makes the home special. Old-growth Douglas fir trim cut and milled before the forests thinned. Leaded glass windows that catch the afternoon light in a way new construction never will. Hand-laid hardwood floors with grain patterns that no engineered flooring can replicate. Period millwork, original built-ins, plaster ceiling details, and architectural proportions that came from an era when houses were built one at a time.

The second is what makes the home harder to live in than a new build. Knob-and-tube wiring still active in the walls. Galvanized supply lines slowly corroding from the inside. Single-pane windows leaking heat. Bathrooms designed for a single bathtub and a single sink. Kitchens isolated from living spaces by walls that no longer match how families cook and host. Insulation that meets the standards of 1925, not 2026.

Both are true. A renovation that respects only the first creates a beautiful museum that nobody actually lives in. A renovation that respects only the second strips out the character that makes the home worth keeping. The work is in honoring both at once.

Three Paths Forward

Three Approaches to Renovating an Older Seattle Home

kitchen Countertops

Restoration

For homeowners whose priority is preserving the home's original architectural character. We restore original woodwork, repair period millwork, refinish original floors, replicate trim profiles that have been lost over the decades, and bring the home back to its original architectural integrity. Modernization where required for safety but otherwise preserving the character that makes the home worth keeping.

Modernization

For homeowners who love the home's character but need it to live modern. The original spaces stay where they are. The character-defining interiors keep their integrity. But everything behind the walls and below the floors gets updated to current standards. Modern electrical, modern plumbing, modern HVAC, modern insulation. Windows and envelope that meet contemporary efficiency standards.

Basement and Stairs in House

Adaptive Reuse

For homeowners who want to keep the home's exterior character but rethink how the interior lives. Open up the closed-off floor plan that no longer works. Combine the formal dining room and parlor into a great room. Convert original servants' quarters or unused attic space into a primary suite. Reshape the interior to serve modern life while keeping the architectural envelope intact.

How We Work

Our Kitchen Remodel Process

One team handles your project from first conversation through final walkthrough. Here is how it works.

01

Consultation & Site Walk

We come to your Renton home, walk through your current kitchen, understand how you use the space, and identify constraints. No charge, no obligation.

02

Design & Selections

Our in-house designers develop the layout, finishes, cabinetry, and appliance selections. You review and refine before anything gets ordered.

03

Pre-Construction Agreement

Scope and pricing get locked in writing before any commitment. No surprise change orders mid-project unless you specifically request them.

04

Permits & Engineering

We handle Renton city permits and any required structural engineering in-house. You do not have to learn how the permit process works.

05

Construction

Our crew executes the build with regular client check-ins, transparent schedule updates, and proper site protection of the rest of your home.

06

Final Walkthrough & Warranty

We walk the finished kitchen with you, address any punch list items, and back the work with a one-year workmanship warranty.

Master Bathroom Remodel

We hired Brutsky Builds to help us build the Primary bathroom of our dreams. We required extensive repairs due to water damage in the space, and Erik's Team tackled it all. They guys replumbed the space, installed a new dedicated hot water heater, installed drywall, a new shower, new tub, new vanity, etc. Our Primary bathroom looks fantastic! Erik's team is professional, knowledgeable, talented, and courteous. They came in when we needed Professional help and worked their magic. We are incredibly pleased and very grateful.

Small Primary Bathroom Remodel

We recently finished an amazing master bathroom remodel with Brutsky Builds. Erik, Filip, and his crew are dedicated, professional, and dependable. During the initial planning meeting, they provided a useful tool to help us plan out the remodel and keep the project on track. Filip was a great project manager who provided daily updates with pictures and was super responsive to all my concerns and questions. The paid attention to every detail, ensuring everything was perfect. The entire process was smooth, and the final result is a beautiful and functional space we absolutely love. Don't let their seeming 'youth' fool you-  These guys know what they're doing!  We highly recommend Brutsky Builds for any home renovation projects.

Since we had little experience in construction, we were very hesitant to take on a big full home remodeling project. Especially after hearing so many horror stories from other's. So we were carefully interviewing and choosing a contractor. We chose Erik's team at Brutsky Builds because of their honesty and ease of communication and flexibility we saw. These guys/gals are truly dedicated to excellence and clearly passionate for their work (every member on the team). We had an incredible experience remodeling our home with Brutsky Builds.

4. Brutsky Builds recently completed our kitchen remodel and they exceeded our expectations.  This is our third remodel on our 1955 mid-century home - first with Brutsky Builds - and this was our easiest and smoothest remodel.

The team did a complete demo of our kitchen, taking it down to the studs.  From there, they patched our original wood flooring, tore down a wall and an archway, did new insulation, dry walled, relocated most appliances, shifted our heating vent, hung (heavy) floating shelves, and then did the electrical, plumbing, cabinets, countertops, and tile.

All of this was completed in just 30 days.  It was wild.  And it’s GORGEOUS!!  Everything turned out beautiful and we couldn’t be happier.

We had a challenging little project that Brutsky Builds made simple! We had a floating shelf made for between two cabinets in our bathroom, but our previous contractor made errors in the measurements, and it was the wrong size. After we moved on from him, Brutsky was willing to measure and recut the marble and then install it, for a reasonable price. Very pleased.

Why Choose Us for Your Historic Home Renovationt

Older home renovations go wrong when contractors treat them like new construction. The hidden problems get covered up instead of addressed. The original materials get stripped because replacement is faster. The character that made the home worth renovating gets lost in the process. We solve this by approaching every older home renovation differently from day one.

  • Investigation-First Approach. We open walls strategically during the design phase to learn what we are actually working with. No surprises, fewer mid-project change orders.
  • In-House Design Respect for Character. Our designers know the architectural vocabularies of Seattle's older homes and design modern interventions that respect them.
  • Period-Appropriate Materials Sourcing. We know where to source old-growth fir, true brass hardware, period light fixtures, and matched millwork profiles. We default to restoration over replacement.
  • Pre-Construction Agreement. Locks scope and pricing in writing. Older-home agreements are structured to handle discovery honestly.
  • Communication-First Project Management. You hear from us on a regular cadence with clear updates on what was found, what was decided, and what is happening next.
