Luxury Custom Home Builder In Bellevue, WA

We build custom homes ground-up and through tear-down rebuilds for Bellevue homeowners who want a home designed and constructed around how they actually live. A home built from the site up to match the program, the views, the architecture, and the way the family uses the space day to day.In-house design coordination and structural engineering. City of Bellevue permitting handled end to end. Construction managed by one team, with one point of accountability, through final walkthrough and warranty.

Custom Homes for the Way Bellevue Lives

ADU Accessory-Dwelling-Unit

A Bellevue home has particular advantages. Lake Washington across the western neighborhoods. Hillsides that frame the city skyline from one direction and the Cascades from the other. Mature trees and established landscapes that have been there longer than most of the houses around them. The architecture varies from postwar craftsman to mid-century modern to contemporary builds with full lake views.

A custom home in this context is not about being the largest house on the block. It is about being the right house for the lot, the family, and the way the property wants to be lived in. The kitchen oriented toward the morning light. The primary suite positioned for privacy and view together. The outdoor living spaces that connect to interior living rather than feeling like a separate amenity. A home that integrates with the landscape rather than dominating it.

We approach every Bellevue custom home from this orientation. The site comes first, then the program, then the design, then the construction. Each step informs the next, and the finished home reads as one coherent vision rather than a sequence of decisions made under deadline pressure.

Two Paths to a Custom Bellevue Home

Custom home construction in Bellevue follows one of two paths, depending on whether you are starting with a vacant lot or with an existing structure you intend to replace.

kitchen Countertops

Ground-Up Custom Construction

For homeowners with a vacant lot, or who have recently acquired one. Our scope includes lot evaluation and feasibility, custom architectural design (or collaboration with your existing architect), structural engineering, civil and geotechnical work, City of Bellevue permitting, and construction from foundation through final walkthrough. We coordinate everything in one continuous workflow, with the same project lead from first conversation through certificate of occupancy.

Ground-up custom construction in Bellevue typically takes 2.5 to 4 years from initial feasibility conversation to move-in, depending on lot complexity, design ambition, and permit timeline. Hillside lots, view lots, and lots with significant tree protection requirements add time. Flat infill lots move faster.

Tear-Down and Custom Rebuild

For homeowners who own a property in the right Bellevue neighborhood but the existing structure no longer serves them. The lot value justifies the replacement, the location has appreciated beyond what a remodel can capture, or the existing home was built in an era when houses were sized and laid out for a different way of living.

Our tear-down rebuild scope includes existing structure evaluation, asbestos and lead testing if applicable, demolition planning and execution, site preparation and grading, and ground-up construction matched to the new design. This path is common in older Bellevue neighborhoods like Medina, Clyde Hill, parts of West Bellevue, and on Mercer Island, where postwar homes sit on lots worth significantly more than the original structures. Tear-down rebuilds typically run on similar timelines to ground-up construction, with the demolition phase adding one to three months at the front end.

How a Bellevue Custom Home Comes Together

A custom home is a multi-year project. The timeline reflects the depth of work at each phase, not inefficiency.

A realistic total timeline from first feasibility conversation to move-in: 2.5 to 4 years. Hillside lots, view lots, complex design programs, and tear-down rebuilds tend toward the upper end. Flat infill lots with conventional design programs tend toward the lower end. Anyone promising significantly faster on a true custom home is either building something less custom or leaving something out.

1

Feasibility and Design Development (3 to 6 months)

City of Bellevue permit submittal, plan review, response to corrections, and final approval. Custom homes go through more rigorous review than typical residential work. We submit thorough drawing packages with complete engineering from day one to minimize correction cycles. Even thorough packages move slowly through Bellevue review, which is one reason total project timelines feel long to first-time custom home buyers.

2

Permitting (3 to 9 months)

Site preparation and demolition if applicable, foundation, framing, weather-in, mechanical and plumbing rough-in, electrical, insulation, drywall, exterior finishes, interior finishes, landscape coordination, and final inspections. Construction time varies more than any other phase because it depends on home size, finish complexity, weather, and any custom millwork or material lead times.

3

Construction (12 to 24 months)

Before building starts, our home reno contractors handle permits, material orders, and project scheduling—ensuring a seamless and efficient start to construction.

4

Closeout and Warranty

Final City of Bellevue inspections, certificate of occupancy, walkthrough with the client, punch list completion, and the warranty period begins. We stay engaged through the first year as the home settles and any warranty items emerge.

Master Bathroom Remodel

We hired Brutsky Builds to help us build the Primary bathroom of our dreams. We required extensive repairs due to water damage in the space, and Erik's Team tackled it all. They guys replumbed the space, installed a new dedicated hot water heater, installed drywall, a new shower, new tub, new vanity, etc. Our Primary bathroom looks fantastic! Erik's team is professional, knowledgeable, talented, and courteous. They came in when we needed Professional help and worked their magic. We are incredibly pleased and very grateful.

We recently finished an amazing master bathroom remodel with Brutsky Builds. Erik, Filip, and his crew are dedicated, professional, and dependable. During the initial planning meeting, they provided a useful tool to help us plan out the remodel and keep the project on track. Filip was a great project manager who provided daily updates with pictures and was super responsive to all my concerns and questions. The paid attention to every detail, ensuring everything was perfect. The entire process was smooth, and the final result is a beautiful and functional space we absolutely love. Don't let their seeming 'youth' fool you-  These guys know what they're doing!  We highly recommend Brutsky Builds for any home renovation projects.

Kitchen Remodel

Since we had little experience in construction, we were very hesitant to take on a big full home remodeling project. Especially after hearing so many horror stories from other's. So we were carefully interviewing and choosing a contractor. We chose Erik's team at Brutsky Builds because of their honesty and ease of communication and flexibility we saw. These guys/gals are truly dedicated to excellence and clearly passionate for their work (every member on the team). We had an incredible experience remodeling our home with Brutsky Builds.

4. Brutsky Builds recently completed our kitchen remodel and they exceeded our expectations.  This is our third remodel on our 1955 mid-century home - first with Brutsky Builds - and this was our easiest and smoothest remodel.

The team did a complete demo of our kitchen, taking it down to the studs.  From there, they patched our original wood flooring, tore down a wall and an archway, did new insulation, dry walled, relocated most appliances, shifted our heating vent, hung (heavy) floating shelves, and then did the electrical, plumbing, cabinets, countertops, and tile.

All of this was completed in just 30 days.  It was wild.  And it’s GORGEOUS!!  Everything turned out beautiful and we couldn’t be happier.

We had a challenging little project that Brutsky Builds made simple! We had a floating shelf made for between two cabinets in our bathroom, but our previous contractor made errors in the measurements, and it was the wrong size. After we moved on from him, Brutsky was willing to measure and recut the marble and then install it, for a reasonable price. Very pleased.

What We've Learned Building in Bellevue

A few observations from doing this work in Bellevue long enough to know the terrain.

Permit review is exacting. Bellevue's review process is among the most rigorous in the region, which is good news for serious builders and bad news for shortcuts. Thorough engineering, complete drawing sets, and clear presentation of design intent get through faster than minimum-effort submittals. We submit full structural calculations, geotechnical reports, civil work, and mechanical drawings from day one rather than the bare minimum. The result is fewer correction rounds and faster final approval.

Site work often costs more than first-time custom home buyers expect. Bellevue has more hillside lots, more mature tree protection requirements, and more geotechnical complexity than flatter neighborhoods elsewhere in the metro. Site work, excavation, retaining structures, and engineering for slope can run 15 to 25 percent of the total project budget on complex lots. We provide a realistic site work estimate during the feasibility phase so this does not surface as a surprise later.

Design coordination matters more on custom than on remodels. A custom home involves the architect, structural engineer, civil engineer, MEP designer, interior designer, and often a landscape architect. All of them need to be talking to each other, and someone needs to own the coordination. We own that coordination as part of every project, which is one of the main reasons our custom homes finish closer to the original design intent than projects where the coordination happens informally between disconnected firms.

What's Included in Every Project

Our Bellevue custom home projects are all-inclusive. The scope of work covers every item below as part of the agreement.

  • Initial site evaluation and feasibility study
  • Architectural design coordination (either in-house or with your architect)
  • Full structural engineering and engineered drawings
  • Civil engineering and grading plans
  • Geotechnical report and recommendations
  • City of Bellevue permit submittal and review coordination
  • Demolition planning and execution (tear-down rebuilds)
  • Site preparation, excavation, and foundation
  • Framing, sheathing, and weather-in
  • Mechanical, electrical, and plumbing rough-in and final
  • Interior finishes, fixtures, and appliances per spec
  • Exterior finishes, siding, roofing, and trim
  • Landscape coordination with your landscape architect
  • All final inspections and certificate of occupancy
  • Project management with a dedicated lead reachable directly
  • Warranty period and ongoing support

Many builders quote construction only and bill design coordination, engineering, and permits as separate line items. Always confirm what is and is not included before signing any agreement.

Bellevue Neighborhoods We Build In

We work across the Eastside premium neighborhoods where custom home construction makes economic and design sense. Medina, Clyde Hill, Yarrow Point, Hunts Point, West Bellevue, Bridle Trails, and Somerset within Bellevue proper. Across the lake on Mercer Island. The common thread across these neighborhoods is lot value, architectural variety, and a buyer base that expects design and construction to match the cost.

Each neighborhood has its own design and permit considerations. Lakefront lots in Medina and Yarrow Point come with shoreline regulations. Hillside lots in Somerset and West Bellevue come with geotechnical and slope requirements. Mercer Island has its own permit process separate from Bellevue's. We know each of these contexts well enough to advise during the feasibility phase rather than discovering them during construction.

FAQs About ADU Construction in SEATTLE

Please feel free to call. But here are some frequently asked questions we get.

1. How long does a custom home in Bellevue take to build?
plus icon

A realistic total timeline from first feasibility conversation to move-in is 2.5 to 4 years. Design and engineering take 3 to 6 months. Permitting takes 3 to 9 months. Construction takes 12 to 24 months. Closeout takes 1 to 2 months. Hillside lots, view lots, complex design programs, and tear-down rebuilds tend toward the upper end of these ranges. Anyone promising significantly faster on a true custom home is either building something less custom or leaving something out.

2. Should I tear down or remodel my existing Bellevue home?
plus icon

It depends on the lot value, the bones of the existing structure, and your design goals. Tear-down makes sense when the lot value substantially exceeds the value of the existing structure, when the existing home was sized or laid out for a different era of living, or when a remodel would cost a high percentage of what new construction would cost. Remodel makes sense when the bones of the existing home are sound, the layout works with modifications, and the lot value would not justify replacement. We help clients think through this honestly during the initial consultation.

3. Do you build on hillside or view lots?
plus icon

Yes. Hillside and view lots are common in premium Bellevue neighborhoods, and we have the engineering, structural, and construction experience to build on them safely and well. These lots typically require geotechnical reports, retaining structures, and more substantial foundation engineering than flat lots. Site work costs more on hillsides, often 15 to 25 percent of project budget, but the resulting home gets the view, light, and privacy that flat lots cannot deliver.

4. How do you handle change orders on a custom home?
plus icon

Every change order on our projects requires written client approval before any cost change applies. We hold change orders to a transparent process: scope change documented, cost impact estimated, schedule impact estimated, client signs off in writing before work proceeds. Custom homes accumulate change requests through the design and construction phases. The process keeps them manageable instead of accumulating into a surprise at project completion.

5. What's the difference between a custom home and a semi-custom build?
plus icon

A semi-custom home starts from a builder's existing plan library and allows modifications within defined parameters. Standard floor plans, standard finish packages with upgrade options, faster timelines, lower total cost. A true custom home starts from your specific site, program, and design vision, with every design decision made specifically for your home rather than chosen from a catalog. Longer timeline, higher cost, but the resulting home is one of one rather than one of many. We build true custom homes.
