Seattle Home Additions

Home Office Additions in Seattle

Working from home should not mean working from the dining table. We design and build home office additions in Seattle that give you a real, dedicated workspace attached to your existing home. Quiet, separated from the rest of the house, and built with the structural integrity to last decades.

Whether you are a hybrid professional running daily Zoom calls or a business owner who needs a proper office to meet clients in, an attached home office addition solves the problem most Seattle homes were not designed for.

Why Build a Home Office Addition?

ADU Accessory-Dwelling-Unit

The post-2020 work-from-home shift made it clear that most homes were not built with serious workspaces in mind. Spare bedrooms double as offices and lose their function. Open-plan living rooms turn into noisy compromise zones. Garages get half-converted with extension cords and space heaters. None of it works long-term.

A purpose-built home office addition fixes the problem at the source. You get a room designed for how you actually work, with the right lighting, acoustics, climate control, and connectivity. It is connected to your home but separated enough that meetings, calls, and focused work do not interfere with the rest of the household.

For business owners, it also creates a professional setting to host clients without renting commercial space. For hybrid workers, it ends the daily compromise between work and home life.

The Difference

What Makes a Real Home Office Addition Different

A bedroom turned office and a purpose-built office addition are not the same thing. The differences add up fast once you start working from one every day.

Designed for Sound, Not Just Space

Real offices need acoustic separation from the rest of the home. We use insulated interior walls, solid-core doors, and proper sealing so calls and focused work are not interrupted by family activity. Most retrofitted rooms skip these details and you feel it on every call.

Built for the Technology You Actually Use

Dedicated electrical circuits for computers and monitors. Hardwired ethernet for reliable video calls. Proper outlet placement so you are not running cables across the floor. Cooling capacity for the heat that workstations and printers throw off.

Lit for Long Days

Natural light positioned to avoid screen glare. Layered artificial lighting for cloudy Seattle afternoons. Window placement that gives you a real view instead of staring at a wall.

Separated When You Need It, Connected When You Want

A real home office has its own entrance option for client visits or end-of-day transitions, while still being part of your main home structurally and architecturally.

Who Builds Home Office Additions With Us

ADU Accessory-Dwelling-Unit

Our home office additions are typically the right fit for two kinds of Seattle homeowners.

Hybrid and remote professionals -
Who have been making do with a converted bedroom, a corner of the living room, or a basement setup that does not really work. The dining table years are over. A real office addition gives you back the rest of your house and lets you work without the daily compromise.

Business owners and consultants -
Who need a professional space to meet clients, store files securely, or run a small operation without commercial lease overhead. An office addition with its own entrance can function almost like a dedicated business location while still being on your property.

Both groups end up with the same outcome: a workspace that respects what they actually do for a living, in a home that finally accommodates it.

The Scope

What Goes Into a Home Office Addition

A home office addition is a real structural project, not a finish-out. Here is what we handle as part of the build.

01

Site Evaluation and Design

Every Seattle lot is different. We start by understanding your property, the existing structure, and the constraints that will shape what is possible. Setbacks, lot coverage limits, tree protection, and how the addition will tie into the existing home all factor in before any design lines get drawn.

02

Architectural Design and Engineering

We bring design, structural engineering, and permitting in-house, which means the architectural intent and the structural reality are coordinated from day one. No back-and-forth between separate firms.

03

Permits Through Seattle SDCI

We handle the full permit submittal, plan review, and any corrections. You do not have to learn how the city works.

04

Structural Tie-In to the Existing Home

A new room added to your existing house means matching foundations, framing connections, and lateral load engineering. Done right, it reads as a single home. We obsess over this part.

05

Exterior Matching

Siding, trim, window styles, roofing profile, and rooflines that tie cleanly into the existing house. The addition should look like it has been there since the home was built.

06

MEP Routing and Capacity

Electrical capacity for office equipment, dedicated circuits, HVAC zoning so the office holds a comfortable temperature independent of the rest of the house, hardwired data, and plumbing if a powder room is part of the scope.

07

Finish Work and Built-Ins

Built-in desks, custom cabinetry, shelving, and storage designed for how the room will actually be used. This is where the room transitions from "addition" to "office."

Permits and Seattle Zoning Considerations

ADU Accessory-Dwelling-Unit

Home office additions in Seattle fall under standard residential addition permitting, not commercial. That keeps the process simpler than a lot of homeowners assume.

The main things we evaluate up front are setbacks (typically 5 feet from side and rear property lines in most residential zones), lot coverage limits, height restrictions, and tree protection if any significant trees are near the planned footprint.

If you plan to meet clients regularly or run a registered business out of the office, there may be additional considerations around home occupation rules in Seattle. We walk through this during pre-construction so you know where you stand before design starts.

Master Bathroom Remodel

We hired Brutsky Builds to help us build the Primary bathroom of our dreams. We required extensive repairs due to water damage in the space, and Erik's Team tackled it all. They guys replumbed the space, installed a new dedicated hot water heater, installed drywall, a new shower, new tub, new vanity, etc. Our Primary bathroom looks fantastic! Erik's team is professional, knowledgeable, talented, and courteous. They came in when we needed Professional help and worked their magic. We are incredibly pleased and very grateful.

Small Primary Bathroom Remodel

We recently finished an amazing master bathroom remodel with Brutsky Builds. Erik, Filip, and his crew are dedicated, professional, and dependable. During the initial planning meeting, they provided a useful tool to help us plan out the remodel and keep the project on track. Filip was a great project manager who provided daily updates with pictures and was super responsive to all my concerns and questions. The paid attention to every detail, ensuring everything was perfect. The entire process was smooth, and the final result is a beautiful and functional space we absolutely love. Don't let their seeming 'youth' fool you-  These guys know what they're doing!  We highly recommend Brutsky Builds for any home renovation projects.

Kitchen Remodel

Since we had little experience in construction, we were very hesitant to take on a big full home remodeling project. Especially after hearing so many horror stories from other's. So we were carefully interviewing and choosing a contractor. We chose Erik's team at Brutsky Builds because of their honesty and ease of communication and flexibility we saw. These guys/gals are truly dedicated to excellence and clearly passionate for their work (every member on the team). We had an incredible experience remodeling our home with Brutsky Builds.

4. Brutsky Builds recently completed our kitchen remodel and they exceeded our expectations.  This is our third remodel on our 1955 mid-century home - first with Brutsky Builds - and this was our easiest and smoothest remodel.

The team did a complete demo of our kitchen, taking it down to the studs.  From there, they patched our original wood flooring, tore down a wall and an archway, did new insulation, dry walled, relocated most appliances, shifted our heating vent, hung (heavy) floating shelves, and then did the electrical, plumbing, cabinets, countertops, and tile.

All of this was completed in just 30 days.  It was wild.  And it’s GORGEOUS!!  Everything turned out beautiful and we couldn’t be happier.

We had a challenging little project that Brutsky Builds made simple! We had a floating shelf made for between two cabinets in our bathroom, but our previous contractor made errors in the measurements, and it was the wrong size. After we moved on from him, Brutsky was willing to measure and recut the marble and then install it, for a reasonable price. Very pleased.

Why Brutsky Builds

Why Choose Us for Your Home Office Addition

Home office additions go wrong the same way most residential projects go wrong: too many separate parties, not enough coordination. The architect does not know what the engineer flagged. The engineer does not know what the city pushed back on. The builder finds out about a design change three weeks into framing. That is how a six-month project becomes a fourteen-month project.

We handle design, permits, engineering, and construction in-house. One team, one timeline, one point of accountability. You get coordinated drawings, accurate scope, and a build that matches what was permitted.

  • Pre-Construction Agreement

Locks scope and pricing before any commitment, so there are no surprise costs after you have already started.

  • Transparent Change Orders

Every change order requires full client approval before any cost change applies. No invoices for work you did not approve.

  • Communication-First Project Management

You hear from us on a regular cadence, not just when something goes wrong.

  • Seismic and Structural Work Included as Standard

Any time we are doing a home addition or structural remodel, we evaluate the existing structure with our structural engineer and reinforce where needed. Not a separate quote, not a separate vendor.
